Top 5 SEO & Website Tips

Images / Graphics

Make sure to name all of your images with a short description of what it is versus the name of the photo where you purchased or downloaded from. Make sure to never just “google” an image and use! Check out our blog with websites on royalty free images you can use for your website.

Add a Title & Description to every page

This helps search engines as well as consumers decide if this is the site they want to visit. When you do a search. The Title is the BOLD Blue Hyper link, the description is the short narrative under this. Try to keep this under 160 characters.

Add Local Content and useful information

Add Content that is Valuable and Local 46% of google searches are seeking local information. And 88% of Consumers who do a local search on their smartphone visit or call within a day. Make sure you have your Google My Business Page set up and are utilizing it! Great local information for REALTORS – Relocation information and links, School Information, local events (St. Patrick’s Day, Christmas Parades, 4th of July Events, Fairs, Home Shows). Social Media

Share your content onto social media channels and DON’T forget Pinterest & YouTube! Enhance those pins & youtube descriptions and make sure they link back to the page on your website!

Don’t set it and forget it.

Make sure to update and enhance your site frequently. Don’t set it and forget it. I use my site as a support tool for my business. I use my most asked questions and turn them into blogs. Not only does this add content to my site and keep it relevant but it ends up being a huge time saver for me because as I get the same questions, I can easily send over the link with the blog, tutorial, video, etc that lives on my website! No matter what your business is, you can do the same!

Get more Reviews!

Looking for REVIEWS for more than one platform?  Most platforms require someone to register and do a review on their own platform. (At least the giant sites where the reviews matter the most).

Reviews on all platforms are equally important so here is a tip!  Offer a $10 starbucks card (can get online one that they show at checkout from their phone or print) for them to use or giveaway for their time in doing the reviews.

Example email:

“[Name], thank you so much for choosing me as your real estate agent! I enjoyed working with you and hope you are beyond happy with the transaction. I’d like to ask you a favor:

Will you take a few minutes and write a review of your experience with me? If you remember when we first started this process, I promised I would earn your five-star review. I hope I’ve fulfilled that, but most importantly, I want your open and honest feedback so that other consumers who read your review will know what it’s like to work with me.  I am including a couple links below for reviews, and for your time, I will send you a gift card for a free cup of coffee on me from Starbucks!  Feel free to use for yourself or forward the email you receive from Starbucks along to someone!

If you use gmail, you can set up this email with the links as a canned email so it is easy to send off to your client when you need to! Make sure you add in that personal touch or a nice memory from the experience to ad that personal touch!

Free Stock Graphics

Looking for fun graphics for your social or website? Whatever you do, do NOT go to Google and grab any photo from your search. Copyright infringement is a BIG deal – Don’t do it!

Here is a list of several websites that offer royalty free images for you to use. Make sure to read the fine print and follow those guidelines. Alsmost all of the sites would not allow you to use these graphics for selling products but they are perfect for fun marketing projects!

Create a Marketing Package in RE/MAX Design Center

Wanting a different look for your Marketing? In just 5 easy steps you can recreate your Listing Marketing with a new template design!

Step 1 – Log into maxcntr.com and go to Design Center

Step 2 – Go to your listings!

Step 3 – Find the Listing and click manage

Step 4 – Pick the template you want (this is the hardest step – trust me)

Step 5 – Download your new marketing! The new projects will be in the Project folder in about 15 seconds!

Achieve Morning Person Status!

Ever wish you could become one of those rare morning people? The ones that wake with a start, feeling refreshed and energized. The ones that get in that morning workout or wrap up some work before many of us even hit the snooze button for the first time. Here are five tips to help you achieve that early bird status!

  1. Create a morning schedule. Physically write down the things you’d like to complete in the morning and set a time for each. Then stick with it. Once you force yourself out of bed early one or two weeks consistently, you’ll find it gets easier and easier to do.
  2. Let the light in. Whether natural or artificial, light tells your brain its time to get up and get going. If your room lacks large windows where you can open the blinds up, consider investing in a timed lamp or alarm clock with a light.
  3. Prep and eat breakfast. Although there are many of us who chose the skip breakfast, it is key to perking up your energy in the morning. Try prepping protein-focused meals the night before or grab a yogurt or fruit and try to consume it right after you wake.
  4. Get your body moving. Whether it’s a short walk around your neighborhood or a rigorous 5:30 am spin class, getting your blood pumping will help wake up your body and has a ton of other benefits, like stress and anxiety reduction.
  5. Feed your mind. Stimulate your brain and do something you enjoy first thing in the morning. Try reading a favorite book, catching up on the news, doing daily meditation, or setting intentions.

Relocation Buyers… how are you helping?

I recently made the move from Florida to East Tennessee… this gave me a completely new perspective on how a REALTOR can help those out of towners moving to your area…

Of course all Realtors should have the basic list with Utilities and service providers, along with the phone numbers, addresses and websites. You should have a page on your website for this Relocation information as well as send via email once you have that signed contact. Of course you already have a list of your Preferred Vendors… more than one of each company type and possibly something that says you are free to choose any, you do not represent.. blah blah… all about CYA but still helping the consumer.. this applies to in town and especially those moving from out of the area.

Here is a list of Services I wish I would have a list for as someone coming from out of state…

The Basic Utility Companies.. luckily the water department provided this for us… that was something I had never seen before!

Power – Having the number handy would have been nice when we lost power the first week… without power I have no internet, no data up in the mountains… eeek – couldn’t even look up the number to find number to call and find out what happened or report the outage.

  • Internet / Cable
  • Water Service
  • Garbage Service (moving from a regular city, I never heard of no garbage pick up before – eeek, luckily the Water Company provided a list of outsource companies that do pick up in my area along with everywhere I could recycle or the dump address.
  • DMV Office for DL, License Tags/Registration
  • Where to file Homestead

In addition, here are some places you may not think about until it applies to you.

  • Vet Information
  • City Hall phone, address, Website, Local FB pages or Groups
  • Local School Information for all grade levels
  • Police Department Information
  • Salons / Nails, etc (for the ladies especially helpful)
  • Pizza Delivery nearby
  • Restaurants & Nearby Shopping
  • Handyman Services
  • Plumber
  • Electrician
  • Flooring / Carpeting
  • Nearby Attractions or favorite things to do in town
  • If your town has a fun Map with attractions, those would be great!

I am sure there are more that I haven’t thought about but as an Agent you could make a fun marketing piece to hand to your client… they will most likely put this on their fridge… this is excellent information to add to your website as well! A one stop shop for all things local to you! And of course if you are looking for blog, vlog content… all the these would be a great place to start! If you do short videos with the above, they can live not only on your website but on YouTube which will help make you the go to person in your area!!

Marketing Pitfalls: Be Cautious!

It can be frustrating to have no results from marketing efforts; however, there are much more serious problems than an ineffective marketing campaign.  Some kinds of marketing are illegal under federal and/or state law, and regulators and private attorneys are on the prowl, looking for violations.  Be vigilant and ensure that you are not opening yourself up to liability under these statutes that could significantly harm your business ventures.

For this reason, we are providing below a reminder of some of the key laws you should always keep in mind when engaging in certain marketing activities.  This list is not exhaustive, but highlights some of the laws that are behind many current lawsuits. While this article is intended to give you a basic understanding and reminder of the law in this area, it is always best to carefully review your specific situation, applicable local laws and your policies for compliance with your legal counsel.

CAN-SPAM (applies to marketing e-mails).  The federal CAN-SPAM Act establishes requirements for commercial emails, gives recipients the right to have you stop emailing them with marketing messages, and spells out tough penalties for violations of up to $41,000 per email. 

All commercial email messages are included in this law, which has the following main requirements:

  • Don’t use false or misleading header information.  (The “From”, “To”, and originating email address must all be accurate and identify you as the sender)
  • Don’t use deceptive subject lines to try to grab attention (such as “important message” or “open me”); subject line must accurately reflect the content of the message, and show that the message is an advertisement.
  • Do include a valid physical postal address in your email.  Every marketing email  must have a physical address contained in it (i.e. in your signature block) at which you can be reached.
  • Do tell recipients how to stop receiving future email marketing messages from you, and honor such “stop” requests within 10 business days.  Note:  any “unsubscribe” button must remain active for the recipient for 30 days.
